In keeping with his aim to develop commercially viable properties while also protecting ecological areas, Mr. Miller entered into a sale agreement on May 21, 2005 on the Bronson Property, now called Legacy Reserve. Of this 600 acre parcel of land, 330 acres will be developed into resort condominiums/town homes and a signature golf course in some combination of timeshares. Robert Miller and his affiliated companies will also be featuring an Assisted Living Facility and an Independent Living Facility as part of it's community development plan. The remaining 270 acres will be preserved as wetlands that will become part of a public-private ecological program set to eventually include hiking trails and many other activities that will allow visitors to the area to view the Florida flora and fauna in their natural state.
Found adjacent to Legacy Resort, the Legacy Reserve is a natural extension of this planned high-end resort community. Legacy Resort ownership can be leveraged to further the development of the Legacy Reserve through various means, including:
- Full development of the Legacy Reserve is only possible with access through Legacy Resort
- Legacy Reserve can receive excess development rights from Legacy Resort and its existing DRI in a matter of months instead of three or more years
- Legacy Reserve can gain Osceola Trace's excessive mitigation credits from the South Florida Water Management District
- To gain tax-free, low cost funding for horizontal infrastructure, the Bronson Property can be annexed into the existing Community Development District (CDD) formed to develop Legacy Resort or within a new CDD.
